Property Inventories, Check in & Check Out
An Inventory and Schedule of condition is a vital document in the letting of a property. Inventories are required as evidence of the condition of the property; in order to reclaim costs from a deposit. This is especially important with deposits that are now required to be logged through a Protection Scheme. We offer an impartial Inventory with full photographic report, including a record of the keys present at the property, meter reads and alarm tests. This provides you with the peace of mind that there are not areas that can be disputed.
The Check In can be done in conjunction with an Inventory and Schedule of Condition or as a separate service. This includes checking through the Inventory with the tenants and handing over keys. The Inventory is then signed off by the tenant with acknowledgement of the condition and keys handed over. We also ensure that the tenant is aware of important aspects of the property such as the locations of stop cocks, meters and fire alarms. Equally important if there is a knack to opening a gate!
Our Check Out will detail the condition of the property and link this to each point in the Inventory. This will include a full photographic report. We can go through the report with the vacating tenant to prevent disagreement. The keys are retrieved from the tenant and signed over. All meter reads are taken and photographed. This report will provide evidence and agreement for reclaiming costs from the deposit.
